Super Jumbo Loans

Endeavor Mortgage offers very unique and non traditional financing for homes with Values exceeding $1,000,000 also known as super jumbo loan products. In today’s extremely conservative mortgage market, many of the affluent customers are unable to get traditional financing that meets their individual needs. Endeavor Mortgage has long specialized in non-traditional and private equity mortgage financing. Due to our extensive history of providing such loan products and because of our stellar repuatation, we now are able to offer custom tailored mortgage products for our affluent clients. While traditional private equity financing is usually extremely expensive, have high interest rates and include very short term periods , our products are competitive and closely match those of traditional financing. Currently Listed Home Mortgage (CLHM)

Traditionally houses with values that exceed $2,000,000 take much longer to sell then lower priced homes. We have found that many of our past clients would like to tap into their homes current equity while waiting to sell their property. Many of these same sellers also knew if they had the flexibility to wait a longer period of time, they would ultimately be able to receive a full price offer for the value of their home. Our CLHM product allows them to accomplish this while simultaneously allowing them to access the equity in their home at extremely competitive mortgage rates. Stated Income Verified Asset (SIVA)

We understand that many successful business owners earn much more money than they are able to prove in traditionally required income documentation. This is why we have created a custom tailored Stated Income loan product for both purchasing or refinancing a home that does not disqualify you if you are unable to meet these requirements. This mortgage will take into consideration other liquid assets that the homeowners currently have and factor them into the mortgagees ability to repay the loan.

Residential Construction Loans (RCL)

Almost all banks have closed down there residential construction loan departments. Most homeowners wanting to build a custom tailored estate do not want to have to fund the entire project out of their own pocketbook. We have the ability to fund up to 80% of the cost of the construction of the project and offer 30 year long term financing so that the owners are not scrambling to find new financing once the project is completed. Our construction loan platform is unlike any other in the nation, and we pride ourselves in being able to provide hybrid loan products to our clientele.

Other Financing:

We pride ourselves in what we like to call “Make Sense Financing”. It resembles the more personalized approach to mortgage lending that you would have experienced in the late 70’s and early 80’s. A client with a project use to bring his idea and or project to the bank, and if the project and the assets behind the project made sense, the banks would lend the money. This closely resembles the specialized mortgage products that we offer our clients. Rather than trying to fit everyone into the same box, we look at all of the information that the client is presenting and make a very common sense underwriting and lending decision.
